Transactions Associate

RESPONSIBILITIES:

In this role, you will provide general strategic support to the sales and legal team. You will be responsible for executing objectives, strategies, and action plans to ensure all real estate transactions are closed on time and cash collected as required.

Specific responsibilities: 

  1. Reviewing collections due and contacting clients to inform them of their due payments.
  2. Ensure client payments are up to date and negotiate reasonable payment plans for overdue payments.
  3. Coordinate with external legal counsel to issue default and termination notices to clients with overdue payments.
  4. Client account reconciliation and sharing acknowledgement receipts for all the projects;
  5. Monitoring documentation on each transaction to ensure completion and accuracy;
  6. Ensuring each transaction is closed within the agreed timelines;
  7. Regular updates to Sales Team on the available parcels for sale;
  8. Immediate dispatch of inquiries to the Sales Team;
  9. Inputting data and keeping accurate and up-to-date data in the CRM;
  10. Constant follow-up and correspondence with external legal counsels on transaction progress and weekly status review;
  11. Drafting transactional documents such as offer letters and offers for sale/lease;
  12. Managing external service providers such as agents, including preparation of agency and/or introductory commission agreements;
  13. Ensuring all transactional documentation for all existing purchasers is complete by the agreed timeline;
  14. Counter-check land checklists and preparation of draft term sheets thereon for internal legal counsel review;
  15. Reviewing critical dates and evaluating documentation terms;

REQUIREMENTS

Hard skills and experience:

  1. A minimum of two years’ experience working as a paralegal in a busy law firm.
  2. Strong ICT skills.
  3. Well-versed with Microsoft Office and document management systems.
  4. University Degree or Diploma relevant to the position.

Soft skills:

  1. Mature, pragmatic and  flexible.
  2. Team player but comfortable working autonomously.
  3. Strong written and verbal communication skills.
  4. Rigorous and organized approach.
  5. Good attention to detail.
  6. Hands-on, ready to roll up the sleeves.

Project Coordinator

RESPONSIBILITIES:

  1. Coordinate with the sales team and analyst to prepare product concepts that are market relevant and commercially viable for the company.
  2. Prepare project plan with detailed workplans, target dates and allocate task owner for various developments.
  3. Advice the head of sales on the market trends regarding new real estate/land products.
  4. Conduct competitor market analysis and report on the same on a quarterly basis.
  5. Assist in follow up of detailed project plans and programmes to ensure milestones are met within the set target dates.
  6. Coordinate and monitor all tasks related to the implementation of the project objectives from design coordination, preparation of project cost, business planning, appoint contractors’ consultants, project execution, site progress and all other project requirements.
  7. Assist project consultants in the execution of construction as per the design, and oversee the engagement for any potential design adjustments.
  8. Assist the preparation of tender documents as per the company policy.
  9. Assist in aligning scope, quality, timelines and costs in line with project objectives.
  10. Coordinate statutory planning submissions and following up with relevant Government departments to ensure timely approvals.
  11. Assist in the supervision of appointed project consultants and contractors, and coordinating and monitoring all aspects of their responsibilities.
  12. Monitoring project progress to ensure delivery targets are met.
  13. Report project risks and outcomes to the team, and escalate problems in accordance with the project work plan.
  14. Assist in scheduling stakeholder meetings and facilitating stakeholder communication throughout the project life cycle.
  15. Preparing, reviewing, and maintaining project documentation and reports for each project.
  16. Provide timely, accurate and complete weekly, monthly and quarterly reports as required.
  17. Ensure application and compliance with Group Anti-Corruption and Bribery Policy, Anti-Money Laundering Policy and Health, Safety and Quality standards.
  18. Work closely with the HSE team to ensure compliance of the set HSE standards

REQUIREMENTS

Hard skills and experience:

  1. Minimum Bachelor’s degree in Project Management /Engineering /Architecture or equivalent.
  2. Minimum of three years’ experience in coordinating teams and clients.
  3. Minimum two years’ experience in an analytical role.
  4. Effective development/project management skills.
  5. Research-oriented
  6. Good business acumen.
  7. Problem solving/analysis.
  8. Excellent IT skills.

Soft skills:

  1. Rigorous and organized approach
